Laurelle Dealing with a Break-In
Hi, my name is Laurelle and I work with Sunburst Properties out of Roseville, CA.
There are many stories in property management that stand out to me, but the one that stands out the most is the one I’ve chosen to share today.
One day, I received a phone call from a neighbor in a 7-unit multi-family building that we managed. The neighbor said he thought there was something fishy going on outside. He explained there was a ladder outside the building and then one of the windows was open.
The unit was vacant at the time, so I thanked the neighbor for calling and told him I’d go over and check it out. When I got to the building, I realized he was right. There was a ladder in front of the building and the window was open. There was a bucket and some rags as well.
When I went inside the unit, I realized that someone had essentially broken into this unit. After they broke in, they brought in some crazy and strange things. I found rags, buckets, and a broom inside the property. I didn’t know if they planned on doing some cleaning or what. I had to tip toe carefully through the unit and make sure no one was still there. I looked behind all the doors and checked inside the closets. There were some damages done to the property, so I called the police to make a report and let them know what had happened.
Inspections and Relationships are Important
I’m telling this story to demonstrate how critical it is for your property management company to have relationships in place with the tenants they manage and even the neighbors. If we had not received this phone call, who knows how long the unit would have remained in danger from unauthorized people occupying it.
